
We are new landlords and have rented our house out for 6 months now. In the contract it states that they must maintain the property of the residence, ie mowing the lawn. They haven't mowed the lawn yet this spring. Wondering how to go about taking care of this. Since they broke the contract can we evict or do we need to send notice to take care of the problem? We also agreed that they could paint the interior walls and we have seen other physical changes made to the inside of the house. Breaking the contract again. They pay rent on time, one time paying with a late fee. Do you consider these actions breaking the contract? Just need some insight.
